Evidence of the West Berkshire spring revival is as follows;

Unit 18, Orchard Business Park in Kingsclere has been let on a new 5 year lease by Deal Varney acting for the private owner. Comprising 1,448 sq ft the office has been taken by an internet/mail order company used for warehouse and distribution purposes.

Whittonditch, Nr. Ramsbury
Out at Whittonditch, Nr. Ramsbury, a small starter unit of 873 sq ft has been let on a 2 year lease at £6,000 per annum. There is just one remaining unit on this estate which is available on a new lease for a term to be agreed at a similar rent.

Ringway House, Newbury
650 sq ft of offices at Ringway House have been taken by Powershot Studios who are expanding from smaller offices in Newbury. Ringway is a barometer for the local business market as it appeals to young start-ups and companies wanting short term semi serviced space. A second serviced suite is under offer.

Astor House on the Business Park
Also on the office front 1,300 sq ft has been taken as expansion space at Astor House on the Business Park in Arieso, who took 3,000 sq ft about a year ago. Joint agent are Deal Varney and Campbell Gordon. Some 10,000 sq ft remains in the building which can be let in two suites of 5,000 sq ft each.

River Park
The recent run of successful lettings at River Park has continued with the disposal of Unit 5 which is a 2,360 sq ft unit which has been leased to Newbury Electronics Limited. This firm presently occupies two other buildings on the estate and they have taken Unit 5 on a 7 year lease.

Kennetside, Bone Lane
A significantly larger warehouse at D1 Kennetside, Bone Lane has been let where Deal Varney acted as joint agents with Richardson Commercial for Scottish Widows Industrial Property Pension Fund. The 18,500 sq ft of warehouse was acquired by Kosnic who also have an additional 11,000 sq ft in the same building which they occupied in December. Both parts of the building were let on a new 5 year lease.
Evidence indeed of a few green shoots and an improved measure of confidence. Watch this column for the next news of a large office letting and other activity in the industrial sector.
